Methodology

Every number on this site is computed at build time from a dated snapshot of Texas Comptroller public records. No figure is typed by hand, and the same figure renders identically on every page it appears on.

The composite rate

A Texas property tax bill is the assessed value multiplied by the sum of the rates of every taxing unit containing the parcel. On this site that sum is assembled as:

county + county-wide units + school district + city (if incorporated) + special district(s)

Rates are published per $100 of assessed value and are shown here as a percentage of value: a published rate of 0.377 is displayed as 0.377%.

Reconciling district names

The Comptroller's district database and its tax rate workbooks name the same district differently — one writes "Montgomery County Municipal Utility District #15", the other "Montgomery County MUD #15", and zero-padding is inconsistent. Names are normalised by expanding or contracting the district-type token, removing the county prefix, and stripping "No." and "#". Of 203 districts, 156 reconcile to an adopted rate. The remainder either levy no tax or could not be matched, and their pages show the self-reported rate labelled as such.

If a figure here disagrees with a primary source, the primary source is right and this site is wrong. Report it via the contact page and it will be corrected on the next build, with the change noted.
